TOWN OF ROSENDALE ZONING BOARD OF APPEALS Minutes of the March 20, 2007 Meeting (Draft)
Chairman, Robert Hendrickson, called the meeting to order at 7:30 PM at the Rosendale Community Center with the pledge to the flag.
Chairman Hendrickson welcomed new Board Member, Ron Parenti to the Board. Lou Muenkel was not reappointed by the Rosendale Town Board.

II. MINUTES OF THE PREVIOUS MEETING, FEBRUARY 20, 2007 Lee Eaton made a motion to approve the minutes as written. The motion was seconded by Denise Pitcher. Roll Vote: Lee Eaton, Yes Denise Pitcher, Yes Robert Hendrickson, Yes Ron Parenti, Yes Motion Carried.
III. OLD BUSINESS: None
IV. NEW BUSINESS: William Jobsis & Sandra Peterson, 363 Main St, Rosendale. 62.82-4-28, File #Z2007-01. William Jobsis & Sandra Peterson are requesting an area variance for mixed use - retail (commercial) and residential dwelling units on their property at 363 Main Street, Rosendale. The applicants’ have already been before the Town Building Inspector and have been denied a building permit as their request is over the density limit. Kurt Sutherland of KWS Architectural Services presented the site plan maps to the Board. The proposal is for a store front with a 1 bedroom apartment above it and three - 2 bedroom apartments to the back with full basements. The commercial/retail space will be approximately 720 square ft. The square footage of the existing property is 10,110; the proposed square footage is 20,000. Mr. Sutherland noted that the prior building (the Grange building which burned down) and the proposed building is approximately the same square footage. Ron Parenti asked if Mr. Sutherland knew what the footprint of the former Grange building was? Mr. Sutherland did not, however, could look into it. The footprint of the proposed is 2,816 which is slightly smaller than the former Grange building. Denise Pitcher questioned the parking spaces that were available. Mr. Sutherland advised that 7.5 parking spots are required and 9 are being provided. Chairman Hendrickson advised that a public hearing would be scheduled for the April 17th meeting.
VI. CORRESPONDENCE: Spring Planning Seminar Series - March 27, 2007 Introduction to the State Environmental Quality Review Act
Fred Greitzer mentioned that all Board Members now are required to have 4 hours of training per year for re-appointment. The County Planning Board is having a training session next Tuesday, March 27th, at the County Office Building which is free.
Ron Parenti made a motion to close the meeting at 8:20 PM. Denise Pitcher seconded the motion. Roll Vote: Ron Parenti, Yes Denise Pitcher, Yes Bob Hendrickson, Yes Leland Eaton, Yes Motion Carried.
